The business opportunity:
Sell these lots with owner financing and earn substantial interest, up to 15% APY. I sold many of these lots over the boom years, up to $40K per interior lot and $80K per creek front. They are still selling with seller financing, but slow, I only sold 4 in the past 2 years.
Example: If you sell them even at current deflated prices with owner financing terms for 30 years at 10% interest and get about $30,000 in total down payments, the monthly payments will total $2,370 for 360 months (a total of $883,000)
If at 12% interest, then monthly payments total $1,030,000
Banks do not finance land easily, so seller financing is about the only option for many. Some people started buying these lots just to grow fruits and vegetables and the location could not be better: 20-25 min. to Crescent Beach, St Augustine, Palm Coast, 40-50 min. to Jacksonville. This might be one of the least expensive per acre prices on either US coasts within 20 miles from the beach. There are more than 2,000 residents in this subdivision.
These are my best remaining lots, most have environmental studies done with pre-approval for building. I intended to keep them for retirement if not sold or traded.
