Walk the parcel before you talk price

Order a boundary survey and confirm legal, deeded access — not just a path. Landlocked acreage is nearly unusable.
Zoning
Verify zoning, buildability, and any conservation or flood-zone restrictions before you assign value.
Utilities
Check availability of water, septic/sewer, and power. Bringing utilities to a remote parcel can cost more than the land.
